It lets you buy a share of a property (usually between 50% and 90%) and pay a reduced rent on the remainder owned by a not-for-profit housing association. This shared approach significantly reduces the upfront costs and ongoing mortgage payments compared with buying a home outright.

You can choose to increase your share over time in increments as your financial situation improves, a process known as staircasing, until you own the property outright.

Who Can Apply?

  • To apply for Co-Ownership, you’ll need to demonstrate:
  • You cannot afford to buy 100% of a home without assistance.
  • You don’t currently own any property or land.
  • You can afford the mortgage and associated payments for your share.
  • You intend to live in the home as your main residence.

Co-Ownership is commonly used by first-time buyers, but returning homeowners who no longer own a property can also qualify.
