A turnkey home means it's move-in ready from the moment you get the keys. Flooring is fitted, walls and ceilings are painted in a clean, neutral tone, tiles are in place where needed, and all appliances, bathrooms, and sanitary ware are installed.

Our show homes are finished to the same high standard - but styled with furniture, colours and accessories to help you picture what's possible. Your home will be the same quality, ready for your own personal touch.

Yes - especially in the kitchen. You'll be able to choose from a range of options, including unit doors, handles, and worktop finishes. Carcases and gables will be colour-matched to your chosen doors for a seamless look.

The booking fee is £500 and is paid directly to the estate agent when you reserve your home.

If the sale doesn't go ahead, £300 is non-refundable to cover administration costs.

Our homes are built to a turnkey specification that goes beyond NHBC standards, so everything's included - from flooring and tiling to kitchens and bathrooms. You'll find the full list in the sales brochure.

If you'd like to make changes inside, we can look at what's possible after you've booked. These must be agreed once contracts are signed and prices confirmed. Structural changes aren't possible.

Our homes are built with high levels of sound insulation, meeting - and often exceeding - standards set by Building Control and the NHBC. External walls include insulation, which also helps absorb sound between properties.

If you're buying an apartment, keeping the flooring provided in the turnkey package - like carpet or tiles - can help reduce noise even further, compared to switching to wood or laminate.

Buying a new home is a big step, especially for first-time buyers - so it helps to know you're protected.

All Hagan homes come with a 10-year NHBC Buildmark guarantee, which covers key structural and weatherproofing issues. It's recognised by all major mortgage lenders and gives you long-term peace of mind.

An EPC (Energy Performance Certificate) shows how energy-efficient a home is, rated from A (most efficient) to G (least efficient). It also gives an estimate of fuel costs and carbon emissions, based on standardised use.

Our homes typically achieve an A or B rating - much higher than the Northern Ireland average. That means better energy performance, lower running costs, and more comfort all year round.

An A rating is the highest possible score. It reflects excellent insulation, high-performance glazing, minimal heat loss, and efficient heating systems - helping you save on bills and reduce your carbon footprint.

Rates are set by Land & Property Services (LPS), part of the Department of Finance. They're based on the value of the property and calculated using official guidance.

Please note - rates can only be confirmed once your home is built and formally valued.

New developments are legally required to have a Management Company to look after communal areas. This ensures everything is maintained to a high standard and gives homeowners shared control over how things are run.

The management fee typically covers:

  • Buildings insurance (for apartments)
  • Maintenance of communal gardens and open spaces
  • Upkeep of roads and footpaths
  • External repainting (apartments)
  • Cleaning and lighting of shared stairwells (apartments)
  • Bin collection from communal areas (apartments)
  • A sinking fund for future repairs

Everyone who buys a home becomes a shareholder in the Management Company once the sale completes. There are regular meetings where residents can help shape decisions on costs, maintenance, and improvements.
