Northern Ireland house prices still leading the UK

Northern Ireland's housing market continues to stand out. The latest monthly snapshot from PropertyPal shows local house prices rising at the fastest rate anywhere in the UK, even as the wider market has cooled over the summer.

Average prices here are up 3.6% on this time last year, reaching just under £245,000. Across the UK as a whole, prices have edged down by 0.4% over the same period. It's a clear sign that Northern Ireland is continuing to hold its value while other regions soften.

A quieter market, but demand is holding firm

Activity has slowed slightly. Around 2,150 homes were agreed for sale in August, down 7% on the same month in 2025, and enquiries dipped a little too. But the headline figure that matters most for buyers is this: homes are taking exactly as long to reach sale agreed as they did a year ago. In other words, the buyers who are in the market are serious, and good homes are still moving.

That's something we see on our own developments. Well-located, well-built new homes with the space and finish people want continue to attract strong interest, regardless of the wider headlines.

Why the gap with the rest of the UK?

Northern Ireland has a long-standing shortage of new homes relative to demand, and even after recent growth, property here remains more affordable than much of the UK. That combination - limited supply and good relative value - has kept the local market resilient through a challenging period for the UK as a whole.

The rate question

The outlook isn't without uncertainty. Inflation has proved persistent, mortgage rates have been creeping up, and financial markets are no longer expecting interest rate cuts this year - some are now anticipating a rise before Christmas.

For anyone weighing up a move, that makes timing worth thinking about. Securing a mortgage offer now can give you certainty before any further changes, and many lenders will hold an offer for several months. Buying new in a rising market

A new build brings some real advantages when the market is moving. You're buying a home that's energy efficient from day one, which helps with running costs.
